Can rent be paid monthly on Ejar leases?
Short answer
Yes. Ejar lets rent be paid monthly, quarterly, every six months or annually, as the landlord and tenant agree when the lease is documented, and the payment schedule is built on the chosen cycle. Under the unified residential lease, a monthly payment has a 15-day grace period from its due date: the grace period is 15 days for any cycle shorter than 180 days and 30 days for a cycle of 180 days or more.
The payment cycle is agreed by the parties
Ejar says it offers several rent payment options according to what the parties agree: annual, semi-annual, quarterly or monthly, and that rent is paid in advance according to the payment schedule agreed in the unified lease. This matches Article 429 of the Civil Transactions Law, which requires the tenant to pay rent on the agreed dates.
Ejar also offers “flexible payments”, which it describes as a schedule of unequal instalments, set as a fixed amount or a percentage per period and adding up to the contract value, with an issue date for each invoice, set when the lease is concluded or re-concluded. The unified residential and commercial lease copies that Ejar publishes for reference (July 2024 files, each watermarked as an unofficial copy) include a monthly option, and the residential copy adds a fifth option called “flexible”.
According to the published residential copy, the lease states the number of payments for the chosen cycle and includes a schedule showing, for each payment, its due date, the end of its grace period and its amount.
Grace period by cycle in the unified residential lease
The grace period runs from the payment’s due date and is given to the tenant before any step to claim the payment. Ejar confirmed these periods in April 2026, based on the payment method set when the lease was registered:
- Cycle shorter than 180 days, such as monthly or quarterly: 15 days.
- Cycle of 180 days or more, such as semi-annual, annual or a single payment: 30 days.
- The lease lets the lessor terminate it through Ejar if the tenant is late by “(15) or (30) days after the grace period ends”, unless the parties agree a different period through Ejar; cancelling a lease on Ejar by one party alone requires an Execution Court decision.
Paying a monthly instalment
For new residential leases each instalment is paid through Ejar’s digital channels: mada or Apple Pay on the payment page, or SADAD with biller code 153 and the contract number; SADAD payment is not available before the due date. A partial payment is allowed if both parties agree.
Follow-up questions
Can a tenant insist on paying monthly?
The payment cycle is chosen by agreement when the lease is documented. The Civil Transactions Law does not impose a particular cycle; it requires the tenant to pay on the agreed dates.
Does monthly payment mean a monthly lease?
No. The cycle sets the payment dates, while the term sets when the lease starts and ends; a one-year lease can be paid in 12 monthly instalments.
What if the lease sets no payment dates?
Under Article 429 of the Civil Transactions Law, rent is due on delivery of the property, and where the term is divided into periods, at the start of each period.
Can I pay more than one month in advance?
Ejar lists paying future instalments by mada among the features of its platform, while SADAD payment with biller code 153 is not available before an instalment’s due date.
