When does rent paid through Ejar reach the landlord’s account?

Short answer

Rent paid through Ejar’s digital channels reaches the lessor within 5 working days at most from the payment date, not counting Friday and Saturday. The full amount goes to the lessor’s Ejar wallet or bank account, and REGA confirmed in January 2024 that there is no fee on the rent. A few transfers take longer when bank account details are inaccurate and have to be verified again.

What happens during the five working days?

REGA explained in April 2024 that during this period Ejar checks the parties’ details, their bank accounts and their link to the lease and the payment, and then deposits the amount in the lessor’s account. If the bank details are inaccurate they are verified again, so REGA advises checking account details carefully when entering them.

To pay through SADAD in a bank app, the tenant chooses biller 153 and enters the contract number in the bill-number field; this is not possible before the due date. Both parties then receive a text message confirming payment. Payment channels and the rule on paying outside Ejar are covered in the related question on paying rent outside Ejar.

Adding or changing the IBAN

When the lease is registered, the IBAN of the lessor or the lessor’s legal representative is specified; the account must belong to one of them, and rent paid through Ejar’s electronic payment channels is transferred to it. After documentation, the lessor can add a new IBAN and link leases to it from their own account, using the steps below.

If the money has not arrived

If the amount has not reached you after that period, check the following:

  • Check that the rent was actually paid through Ejar; cash or a direct transfer outside the platform is not recorded there.
  • Count 5 working days from the payment date, excluding Friday and Saturday, then track the transfer under “Finance” (المالية), then “Transfer details” (تفاصيل الحوالات).
  • Check your Ejar wallet. If the amount is there, withdraw it from the wallet by assigning the linked bank account, entering the amount, pressing “Refund” (استرداد) and entering the verification code. Ejar requires the account holder’s full four-part name to match the name on the IBAN certificate.
  • Contact Ejar on the unified number 199011, by email at [email protected], or through its X account @ejar_sa.

Steps

  1. Log in to Ejar as the lessor and open “Account management” (إدارة الحساب), then “Bank account management” (إدارة الحساب البنكي).
  2. Press “Add account” (إضافة حساب), enter the new IBAN, then enter the verification code sent to the mobile registered in Absher.
  3. From Account management, open “Payments and bank account management” (إدارة الدفعات والحساب البنكي) and choose “Reassign contracts linked to the IBAN” (إعادة تعيين العقود المرتبطة برقم الآيبان).
  4. Select the IBAN and the leases to link to it, and enter the verification code until the reassignment success message appears.

Follow-up questions

Does Ejar deduct a fee from the rent it transfers?

No. When the payment restriction started in January 2024, REGA confirmed that the full amount is transferred to the lessor’s wallet or bank account and that there is no fee on the rent.

Can the tenant pay part of an instalment?

Yes. REGA says Ejar allows partial payments when both parties agree.

Can a lease be linked to a bank account of someone other than the lessor?

The registered IBAN must belong to the lessor or the lessor’s legal representative, and rent paid through Ejar’s electronic payment channels is transferred to it.
