What is Ejar Platform?
Ejar is the Saudi government platform for documenting leases, supervised by the Real Estate General Authority (REGA). It was launched by a Ministry of Housing decision (that ministry merged in 2021 into the Ministry of Municipalities and Housing). Since January 2019 an undocumented residential lease is not recognised for administrative or judicial purposes, and commercial leases are documented on Ejar too.
Steps to Authenticate a Lease
- Register on ejar.sa using your Nafath credentials
- Add property details — deed number, location, area, unit type
- Add tenant data — national ID or residency number
- Create contract — a licensed broker enters the duration, rent amount, terms and conditions, and the Ejar fee is paid before the contract is sent to the parties
- Electronic signature — both parties sign digitally, contract becomes legally binding
Fees
Residential: 125 SAR per contract year. Commercial: 200 SAR for the first year, then 400 SAR for each additional year. Borne by the lessor; the fee is paid first from the Ejar wallet, then both parties approve the lease and it is documented.
How Amlakire Helps With Ejar
Amlakire prepares complete, validated lease data for documentation on Ejar. From inside Amlakire you click “Request Ejar contract registration”; the data goes to a licensed real estate office that documents the lease on the Ejar platform, and the Amlakire team follows up until it is complete. There is no direct technical integration between Amlakire and Ejar: documentation itself happens on Ejar, while Amlakire prepares the data, follows up the request and keeps the Ejar contract number with the request status — saving significant time for multi-unit managers.
