Lease Dates Calculator

Quick answer

A Saudi lease renews automatically unless either party notifies the other at least 60 days before it ends; the notice rises to 365 days when the lessor wants the residential unit for personal use or a first-degree relative (model residential leases). A lessor who wants to change the rent files a request on Ejar at least 90 days before the end, except in Riyadh, where increases are frozen. The calculator shows these deadlines and the instalment dates in Hijri and Gregorian.

How it is calculated

  • End date = start date + term − 1 day (a one-year lease from 1 January ends on 31 December)
  • Non-renewal notice deadline = end − 60 days (or 365 days for personal use in a model residential lease)
  • Rent-adjustment request deadline = end − 90 days
  • Instalments: from the start date, every month, quarter, half-year or year

Notes

  • Hijri dates use the official Umm al-Qura calendar.
  • A Hijri year has 354 or 355 days, about 11 days shorter than a Gregorian year, so a lease written in Hijri ends earlier in Gregorian terms than one of the same length written in Gregorian.
  • Within Riyadh’s urban area, rent increases are frozen for five years from 25 September 2025.
  • The authoritative date is the one registered in your lease on Ejar; check it before sending any notice.

FAQ

When must a non-renewal notice be given?

At least 60 days before the lease ends, otherwise it renews automatically. If the lessor wants the residential unit for personal use or a first-degree relative, the notice is at least 365 days in model residential leases.

When can a landlord request a rent increase?

Through Ejar at least 90 days before the lease ends; the tenant may accept or reject it. Within Riyadh’s urban area, increases are frozen for five years from 25 September 2025.

How different are the Hijri and Gregorian years?

A Hijri year has 354 or 355 days, about 11 days shorter than a Gregorian year, so the lease end date depends on the calendar it is written in.
