Does a lease renew automatically on Ejar?

Short answer

Yes. Since 25 September 2025, a lease longer than 3 months renews automatically in every Saudi city unless one party tells the other at least 60 days before the end that it does not want to renew, although inside the Riyadh urban area a landlord may refuse a renewal the tenant wants only on specific grounds. Ejar’s “automatic renewal” option is on by default in new leases, and the lease renews on the same terms, including the rent, unless the tenant accepts an adjustment request from the landlord; the renewal fee is taken from the landlord’s Ejar wallet.

Which leases renew automatically?

Clause Eight of the statutory provisions regulating the lessor–lessee relationship, issued by Royal Decree M/73 dated 2/4/1447H, says a lease renews automatically unless a non-renewal notice is given at least 60 days before it ends. Ejar explains that this covers residential and commercial leases longer than 3 months.

  • New and renewed leases: the automatic renewal option is on by default.
  • Leases already running when the rules took effect: the provisions exclude fixed-term leases that had 90 days or less left, and Ejar’s official account said the option was switched on where more than 90 days remained.
  • Also excluded: a lease the parties agree to end by mutual consent after the notice deadline has passed.

For how long, and at what rent?

The provisions do not set the length of the renewed term. The unified residential lease template published on Ejar (November 2023 version) says, in its automatic-renewal option (clause 3/3), that the lease renews “for a similar period” once Ejar’s renewal requirements are met, and Ejar’s official account says the lease renews with the same data as the previous contract.

The rent does not change automatically. A landlord who wants a new rent files an adjustment request on Ejar at least 90 days before the end; if the tenant accepts, the new amount applies to the renewed lease, and if the tenant rejects it or does not answer before the 60-day window, automatic renewal is cancelled. In Riyadh only decreases can be requested.

The renewal fee is the landlord’s

The landlord pays for automatic renewal: the fee is taken from the landlord’s Ejar wallet when the lease enters its last 60 days. Al-Madina newspaper, quoting Ejar (May 2024), reported renewal fees of SAR 125 per year for residential leases, and SAR 200 for the first year and SAR 400 for each further year for commercial leases. If the landlord does not pay, the lease still renews and the fee is recorded as a debt on the landlord so the tenant is not affected.

How is automatic renewal cancelled?

The tenant may cancel it without conditions before the 60-day window starts, and so may a landlord outside Riyadh, subject to the notice period. Inside the Riyadh urban area a landlord can cancel only on the permitted grounds. Where the landlord wants the residential unit for personal use or for a first-degree relative, REGA has set the landlord’s notice at no less than 365 days; its decisions name no city, while Ejar presents the rule among the Riyadh conditions. Once the 60-day window has started the renewal goes ahead, unless both parties agree to end the lease by mutual consent. Ejar’s official replies describe the steps as follows:

Steps

  1. Log in to your Ejar account before the lease enters its last 60 days.
  2. Open “Contracts”, then “View all contracts”.
  3. Tap the three dots next to the lease and choose “Cancel automatic renewal”, or view the lease and go to its automatic renewal section.
  4. Choose the reason for cancelling from the list.
  5. The parties to the lease are notified by text message.

Follow-up questions

Can we renew on different terms instead?

Yes, through Ejar’s “Lease renewal (re-conclusion)” service, which the landlord, the tenant or the broker can request 60 days before the lease ends or after it ends. The landlord or broker can change the term and financial details, then the other party accepts from their account; in Riyadh the change may not raise the rent.

Does a lease of 3 months or less renew automatically?

The new automatic-renewal rule does not cover it: Ejar says the new provisions apply to leases longer than 3 months, while the Riyadh price cap covers all leases, however short.

Does the tenant pay anything when the lease renews?

Not the renewal fee: it is the landlord’s, taken from the landlord’s wallet or recorded as a debt on them. The tenant remains bound to pay the rent under the renewed lease.
