How do I file an execution request for a lease on Najiz?

Short answer

The landlord files online on Najiz without visiting the court: log in through the National Single Sign-On, choose All Electronic Services, then the Enforcement package, then File an enforcement application, select the request type (financial to collect rent, or direct enforcement to evict) and attach a copy of the lease documented on Ejar as the executive instrument. You need a completed profile, an active IBAN linked to the applicant’s name and ID number, and, if an agent files, a power of attorney granting the powers “enforcement application” and “declaration”. The service is free; judicial costs are assessed after the request is decided and are normally borne by the tenant.

Before you file: requirements and attachments

The service is available on the Najiz portal and app, Tawakkalna and Najiz centres, and the Ministry of Justice requires:

  • A completed Najiz profile (filled in the first time only).
  • An active IBAN linked to the applicant’s name and ID number, to which amounts are later transferred.
  • The tenant’s details: type, full name, nationality, ID type and number, and address if available.
  • A copy of the executive instrument, that is the lease documented on Ejar, in colour and in PDF format.
  • A valid power of attorney with the powers “enforcement application – declaration” if an agent files.

Is your lease an executive instrument?

Ejar’s official account on X said, in a reply to a user on 14 February 2026, that residential leases remain executive instruments when additional terms that do not conflict with the core clauses are added, while a unified commercial lease loses that status if any additional terms are added. The same account said on 23 October 2022 that a claim on a lease that is not an executive instrument goes to the General Court rather than to enforcement.

What happens after you file?

You receive a notification with the request number and a text message, and the request shows on Najiz as “under review”. Until 27 October 2026, the execution judge checks that the instrument meets the legal conditions, then immediately issues the execution order and the tenant is notified; if notification fails within 20 days of the order, it is published in a daily newspaper (Article 34 of Law M/53). If the request is missing information, the applicant has 30 days to complete it or it is archived (implementing regulation 34/4).

From 28 October 2026, the competent department registers the request after checking its requirements; if something is missing, the applicant has 10 working days from being informed to complete it or the request is treated as rejected (Article 13 of Law M/237). The court then orders the tenant to comply and the tenant is notified immediately, or by announcement through a suitable means if notification is not possible (Article 14). A request based on an instrument that fell due more than 10 years earlier is not accepted (Article 11).

Fees and judicial costs

The filing service has no fee, but when you choose financial enforcement Najiz warns that the request may be subject to the Judicial Costs Law. That law’s implementing regulation sets the costs of an execution request: 2% of the amount claimed (minimum SAR 500, maximum SAR 10,000), and SAR 500 for direct enforcement such as eviction. Not paying them does not block registration: they are assessed after the request is decided and collected after the objection period, and the party executed against bears them unless the applicant is shown not to be entitled.

Steps

  1. Log in to Najiz with the National Single Sign-On, complete your profile and add your IBAN.
  2. Choose All Electronic Services, then the Enforcement package, then File an enforcement application, then New application.
  3. Select the request type, the main and sub-type of instrument and your capacity (on your own behalf or for someone else), and confirm the information is correct.
  4. Select your IBAN, then add the tenant’s details and their home or work address if you know it.
  5. Enter the amount and instrument details and upload the lease; you can save the request as a draft and finish it later.
  6. Review the information, choose the court, click Save and send, and track the request on Najiz.

Follow-up questions

Can an agent file the request for the owner?

Yes. The Ministry of Justice accepts a request filed by the applicant’s agent under a valid power of attorney that includes the powers “enforcement application” and “declaration”; on Najiz the agent chooses the capacity “on behalf of individuals”. The owner can issue the power of attorney online, free of charge, through Najiz’s power-of-attorney issuance service by choosing its clauses and duration.

How is the competent court chosen?

Najiz offers courts based on the instrument’s data, such as the city of the property for eviction requests or the address of the party executed against. If the instrument names no court, the system picks the tenant’s city of residence, otherwise the landlord’s address city, and will not let the request be submitted without one of them.
