Legal Basis
Rental receipt is based on the Civil Transactions Law requiring proof of financial obligations. The Ejar Platform Regulation also requires issuing electronic receipts for each payment. For commercial contracts, the VAT Law requires issuing a tax invoice compliant with ZATCA requirements (electronic invoice).
Practical Example
A tenant in Mecca pays SAR 2,500 monthly via SADAD platform. With each payment: he transfers the amount from his bank account via the bank's app, selects 'Pay Rent - Ejar Platform', enters contract number, and the amount transfers directly to the lessor. Within seconds, an electronic receipt arrives to both parties with details: covered month, contract number, date and time, transaction number. Saved in the Ejar app and downloadable as PDF. This receipt: exempts the tenant from any non-payment claim, automatically calculated in the lessor's annual accounts, and submitted as definitive evidence if needed for any procedure (residence visas, housing proof, etc.).
Common Mistakes
- ✗Paying cash without requesting a signed receipt — payment proof becomes very difficult and exposes the lessee to delay accusations.
- ✗Paying via bank transfer outside SADAD without referencing contract number — hard to link payment with contract on review.
- ✗Failing to keep old receipts (past years) — may be needed in later dispute or official request.
- ✗Accepting handwritten receipts without lessor signature or stamp — may not be considered definitive proof.
- ✗For commercial contracts, failing to request ZATCA-compliant tax invoice — the lessee loses right to deduct VAT from their tax.
International Differences
In the UAE, receipts are often issued manually (but moving toward partial digitization). In Turkey, residential receipts are recorded in the banking system. In Europe, electronic receipts are common. The unique Saudi advantage: automatic issuance via Ejar-SADAD with full legal value, eliminating paper need and providing permanent record.
