Short Definition
A mortgage installment is the periodic amount a borrower pays the financier each month to repay a home finance, made up of part of the principal and part of the term cost (profit or interest); it stays fixed under fixed-rate finance and changes at each repricing under variable-rate finance.
Overview
Legal Basis
Mortgage installments are governed by the Real Estate Finance Law issued by Royal Decree No. M/50 dated 13/8/1433H and its Implementing Regulation (Minister of Finance Decision No. 1229 dated 10/4/1434H), whose Article 9 requires the contract to state the installment amount, number and due dates, the annual percentage rate and the total amount payable, plus three installment examples for variable-cost finance. SAMA's guide on early repayment calculation requires the declining-balance allocation of the term cost, and the Responsible Lending Principles for Individual Customers (SAMA Circular No. 465380000099 dated 2/9/1439H) cap monthly obligations relative to income.
Practical Example
A citizen buys his first home in Dammam for SAR 1,000,000, pays a 10% down payment (SAR 100,000) and finances SAR 900,000 through a fixed-rate murabaha at 5.5% a year over 25 years. The monthly installment is about SAR 5,526.79; in month one SAR 4,125 is profit and SAR 1,401.79 goes to principal, and over the whole first year only about SAR 17,252 of principal is repaid against about SAR 49,069 of profit. Total payments over 25 years come to about SAR 1,658,036. An administrative fee of no more than SAR 5,000 (the lower of 1% or SAR 5,000) applies, plus SAR 750 VAT. His gross salary is SAR 18,000 and he already pays a SAR 2,000 car installment, so total obligations are SAR 7,526.79, about 41.8% of income, below the 65% cap for his income bracket.
Common Mistakes
- ✗Comparing offers by monthly installment alone instead of the APR and total amount payable stated in the contract.
- ✗Assuming a variable-rate installment is fixed, although it changes at each repricing, which is why the regulation requires three installment examples.
- ✗Believing half the principal is repaid at mid-term, whereas early installments go mostly to profit under the declining-balance method.
- ✗Stretching the term to cut the installment without counting the large increase in total profit paid.
- ✗Ignoring the impact of a single missed installment, which is reported to the credit record and can lead to collection and enforcement action.
International Differences
Mortgage installments are computed with roughly the same formula in most markets, but their components differ: in the United States the 30-year fixed loan is common, and the monthly payment often includes an escrow share for property tax and insurance. In the UAE, Egypt and Turkey conventional and Islamic finance coexist, and central banks set debt-burden-to-income caps whose levels vary by country. In Saudi Arabia virtually all home finance uses Sharia-compliant structures, and SAMA requires disclosure of the APR and total amount payable and declining-balance profit allocation.
