Legal Basis
Tenant screening is based on contractual freedom principle in the Civil Transactions Law, allowing the lessor to choose who to contract with. SIMAH service is regulated by Saudi Credit Bureau under Saudi Central Bank supervision. Ejar Platform Regulation provides tenant record as official screening tool. Personal data protection is subject to Personal Data Protection Law issued by Royal Decree No. (M/19) of 1443 AH.

A real estate office managing 100 apartments receives 30 rental applications monthly. To reduce delay risk, applies unified screening procedure: 1) applicant submits: ID, salary certificate, employment contract copy. 2) office checks Ejar record: no previous contracts with payment delay. 3) extracts SIMAH report with consent: clean credit record. 4) verifies salary (12,000) ≥ 3x monthly rent (3,000) ✓. 5) contacts previous lessor (retired): positive recommendation.
