Short Definition
Home staging is preparing a property for sale or rent — cleaning, decluttering, removing personal items and adding temporary or virtual furniture — so that it looks its best in viewings and photos and helps buyers or tenants imagine living there.
Overview
Legal Basis
There is no Saudi regulation specific to home staging, but presenting it in ads is subject to the Regulation on Real Estate Marketing and Advertising (Umm Al-Qura, 14/11/1447H – 1 May 2026): Article 5 requires ads to include the property's description, condition and information affecting its value or the recipient's decision; Article 6 requires the marketed property to be identified accurately; and Article 7 prohibits statements that contradict reality or suggest something inconsistent with the property's nature. Article 10 of the Real Estate Brokerage Law (M/130 dated 30/11/1443H) also prohibits any misleading information about the property — which includes implying that display furniture is part of the deal when it is not.
Practical Example
A vacant villa in Riyadh listed for sale at SAR 2,100,000 has gone two months without serious offers. The office proposes staging: renting furniture for the living room, master bedroom and majlis for two months at SAR 12,000, plus a professional photo shoot for SAR 3,000, with the owner bearing the cost under a written agreement. The office adds "Furniture for display only and not included in the price" to the description and issues a new ad licence with the new photos rather than editing the published ad. Within seven weeks the villa sells for SAR 2,050,000. The commission is 2.5% = SAR 51,250, paid by the owner who contracted with the office, plus 15% VAT (SAR 7,687.50); the owner weighs the staging cost (SAR 15,000) against the cost of the property sitting unsold for more months.
Common Mistakes
- ✗Not stating that display furniture is excluded from the sale price or rent — it suggests something inconsistent with the actual deal.
- ✗Using virtual staging that alters fixed elements (floors, windows, view) or hides defects — misleading.
- ✗Publishing virtually staged photos without saying so, so the client is surprised at the viewing.
- ✗Over-staging in a very personal style that puts off some buyers instead of highlighting the space.
- ✗Treating global figures on staging price uplift as if they were guaranteed in the Saudi market.
International Differences
Staging is a mature industry in the US, Canada, the UK and Australia, where periodic surveys of agents report on its effect. As virtual staging has spread, platforms and professional bodies in several markets have introduced rules requiring virtually edited photos to be labelled. Saudi Arabia has no specific rule, but the accuracy principle in the Real Estate Marketing and Advertising Regulation serves the same function: enhancement is allowed, suggesting anything contrary to the property's reality is not.
