Legal Basis
Vacancy is an economic concept not legal, but affects lease contract in cases: vacancy due to major defects requires lessee compensation, intentional vacancy to pressure lessee is trespass. Vacancy statistics are published by General Authority for Statistics and Ministry of Housing.
Practical Example
An owner of 5 apartments in Riyadh, one vacant for 6 months. Supposed rent SAR 36,000 annually = SAR 18,000 calculated loss. On review: price 15% above market + unattractive photos + doesn't respond to inquiries quickly. Action: 1) reduce price 10% (= SAR 32,400). 2) renew photos with professional photographer (SAR 800 cost). 3) immediate inquiry response. 4) add discount tiers for long contract (5% discount for 24 months). Result: received 12 inquiries within two weeks, leased in 21 days. Total vacancy cost: SAR 18,000 (if extended) or SAR 5,400 (price reduction) + 800 (photography) = SAR 6,200 loss instead of 18,000.
Common Mistakes
